Water Heater Questions, Answered
Straight answers to the questions Woodstock and Cumming homeowners actually ask us, in plain language, with no sales pitch attached.

Questions we hear on every kind of visit
The answers below are the same answers we give on site, in the same plain terms. Where an answer depends on what we find at your house, we say so, because a confident answer about a pipe nobody has seen is not an answer at all. For pricing factors across all services, see the cost guide. For booking, see the contact page or call (770) 430-3463.

Water heater questions

How do I know whether my water heater needs replacing?
Look at the symptom, not just the age. A leak from the tank body, rusty hot water that clears on the cold tap, and heavy rumbling from sediment all point toward replacement. A failed element, a faulty thermostat, or a tripped reset can leave a house with no hot water while the tank body is still sound, and those are repairs. We check the unit on site before giving a verdict. The full decision process is on our water heater replacement page.
What size water heater does my house need?
It depends on how your household uses hot water at its busiest, not on square footage alone. How many showers run at once? Is there a large soaking tub? Does laundry run while people shower? A tank is sized by storage plus recovery, and a tankless unit is sized by flow at winter incoming water temperature. Tell us about the morning rush and we will size from that. See water heater installation for the full sizing discussion.
What does a water heater warranty actually cover?
Tank warranties usually come as 6 or 12 year manufacturer options, and the longer option usually reflects a different internal build. Ask what is covered: the tank itself, parts, labor, or some combination, because those are different values. Keep the model, serial number, and installation date recorded, since any future claim will ask for them.
How often should a tank be flushed, and what is an anode rod?
Flushing sediment on a schedule keeps scale from building up and making the unit work harder and noisier. The anode rod is the sacrificial part inside the tank that protects the steel from corrosion. When the rod is gone, the tank itself starts corroding. We show you both during an installation or replacement visit, so maintenance becomes a known routine.
Is a tankless unit right for my house?
It depends on gas supply, venting, and winter flow demand. A tankless burner at full fire consumes gas at a rate no standard tank burner approaches, so the gas line must be checked. Venting must match the unit's requirements. And the unit must be sized for winter, when incoming water is coldest, and for simultaneous use. If a single unit cannot honestly cover the house, we say so before installation. See our tankless water heater page.
My water heater stopped heating but it is not leaking. Is that a repair?
Most often, yes. No hot water with a dry tank body usually means a failed thermostat, element, pilot part, or tripped reset, and those are fixed at part level. A leak from the body itself, or rusty water from failing steel, is what turns the visit into a replacement. Testing on site tells us which one yours is, and the full visit is described on our water heater repair page.
What does a water heater repair visit look like?
We start with the symptom and the unit's history, then isolate the unit and test the parts in turn: thermostat, element, high-limit reset, pilot and thermocouple on gas units, and the anode and sediment condition on tanks. Once the failed part is identified, you hear the price before work starts, and we prove the unit hot at a tap before leaving. If testing shows the body itself has failed, we say so plainly and talk replacement instead of charging for a repair that cannot hold.
How long should a water heater last?
There is no single number that fits every house. Hard water scale, heavy simultaneous use, and skipped maintenance shorten a tank's working life, while regular flushing and anode rod checks stretch it. Age alone never decides a replacement: a younger tank with a leaking body is done, and an older tank with a sound body and a failed part is a repair. Testing on site, not the calendar, gives the verdict, and our water heater repair page explains how that testing runs.
What is an expansion tank, and does my house need one?
An expansion tank gives heated water somewhere to expand to in a closed plumbing system, where a check valve or pressure regulator stops expanded water from pushing back toward the main. Without that room, pressure rises with every heating cycle and strains the tank and the relief valve. Whether your house needs one depends on whether your system is closed, and we check that on site rather than fitting one by habit. If one is needed, it is named in the quote as its own item, not buried in a single number.
Why does my shower go cold when someone runs another tap?
That is usually simultaneous demand outrunning the unit, not a fault in the shower itself. A tank empties faster when two showers, a dishwasher, and a washer all pull together, and a tankless unit sized for one shower at a time cannot hold two at winter flow. Distance plays a part too: a far bathroom waits longer because cooled water sits in the line between uses. Tell us which taps run together when the shower goes cold, because that pattern separates a sizing problem from a part problem, and the fix is different for each.

Where do you work?
Woodstock in Cherokee County, our home base, Cumming in Forsyth County, our footprint market, plus the neighborhoods named on the areas hub. Towns outside that footprint wait for a later phase, because a short service area keeps response times honest.
Do you give upfront pricing?
Yes. Once we have seen the unit, we give a price for a defined scope before work starts. If we find something new mid-job, you hear about it before we do the extra work. The factors that move a price are laid out on the cost guide.
How quickly can you come out?
Same-day visits are the aim when you call. That is an aim stated honestly, not a guarantee dressed up as one. When you call, we will tell you what to expect and what to do while you wait if a tank is leaking.
Do you do plumbing work beyond water heaters?
No. We do not do plumbing work beyond water heaters. That narrow scope is deliberate, and it keeps the crew sharp on exactly the problems this site describes. If your problem sits outside our scope, we will tell you plainly.
What should I include when I contact you?
Which town you are in, which fixtures or units are involved, how long the problem has been building, and what has been tried before. A photo of a water heater label helps enormously, since the model and capacity are right there on it. If a tank is leaking, say so first. Booking details are on the contact page.
Related Services
Most questions arrive attached to one service, but the answers cross over, so the related pages sit together here. Heater installation and replacement answers cover sizing, venting, warranties, and the repair-or-replace decision. Tankless answers cover gas, venting, and winter flow. Repair answers cover thermostats, elements, pilot parts, and the tank-body verdict. The pages below hold the full detail behind the short answers above. Short answers help most when they point somewhere fuller, and every answer above does exactly that. Where an answer depends on the house itself, the page says so rather than guessing.

Short answers are above; the next pages hold the full detail. The Woodstock and Cumming area pages show how the same crew works each town, so an answer can be matched to the place it applies. The cost guide explains the price factors behind the short pricing answers. The services page gathers all four services, for the question that turns out to belong to a different job than expected. If an answer above leaves a gap, the fuller page behind it is one click away in the links below. They are the same pages the crew points to on site.
